The Square, the newest mixed use development on Ala. 59 in Gulf Shores, is almost completely leased, according to Angie Swiger and David Swiger of Swiger & Company Realtors. The Swigers purchased the site in 2019 and have redeveloped it into a 10,000-square-foot complex with 13 leased spaces. The tenants include Brookman’s Smokehouse, A Sweet Secret Bakery & Cafe, David’s Gallery, Swiger Studio-Art Gallery, OB Vapors, The CBD Pharmer, Beautiful Buzz, Cardinal Financial, Assurance Financial, Santos Law and the Swiger’s real estate offices.
Prominence Homes based in Birmingham paid $3.256 million for 44 single-family home lots at Sunset Villas on Canal Road in Orange Beach, according to Stacey Ryals, managing partner for the development. Ryals Realty represented the seller and Mike McMullin of McMullin & Associates worked for the buyers. The site was formerly Sunset RV Park.
Developers are seeking planning approval to subdivide 2.01 acres at 25768 Perdido Beach Blvd., in Orange Beach and build The Bluffs of Orange Beach, with 10 single-family homes on the gulf, according to the Orange Beach Planning Commission. The local development team of Cunningham & Head is in charge of the upscale project. Bob Shallow, owner of Re/Max Paradise, is marketing the project.
Developers are requesting site plan approval to build Atlas condominiums, a 38-unit, 13-story condo project at 25610 Perdido Beach Blvd., in Orange Beach, according to the Planning Commission. The preconstruction prices start at $1.489,500.
Watch for phase 2 of The Colony at Fort Morgan subdivision on Ala. 180 in Gulf Shores, with 56 lots on 17.46 acres. And Raley Farms is seeking preliminary plat approval to put 105 single-family lots on 30.64 acres at 20747 Coastal Gateway Blvd., in Gulf Shores.
